At Maplewood Property Letting & Management we aim to make the letting process as simple, trouble free and cost effective as possible by providing a high quality service to landlords.

Whether you are an experienced professional landlord, or are letting your own property for the first time we offer a range of services that are second to none.

Maplewood Property Letting & Management offer four distinct letting services.  No VAT is added to our fees.


SERVICE ONE – ADVERTISE ONLY

The Visit

Finding the ideal tenant for your property has to be high on your list of priorities.  We will arrange a convenient time to visit the property and discuss with you the type of tenant required, a suitable rent for the property – and answer any questions you may have.

There is absolutely no charge for initial advice and consultation – and no obligation to proceed.  It will cost you nothing to find out what we can do for you!

While we are with you, we will undertake a FREE property survey identifying the main features and benefits of the property.  If you then decide to use us, we will take quality photographs inside & out, in order to advertise your property online, so we could find your first tenant in days!

We advertise via a To Let board and on Zoopla (including their partner sites as shown above).

All enquires from prospective tenants will be immediately passed on to you via email or text.  You will then take over from there.

Fees: 50 (included with all other services)


SERVICE TWO – FINDING TENANTS

Once you have decided to let the property through us, via service one, we will draw up an agreement detailing the rent and terms agreed.

Next we will set out finding the perfect tenant for your property.  We can handle everything, including: 

  • Advertising
  • Viewings
  • Taking up references
  • All legal and administrative work
  • Rent negotiation
  • Supply of utilities
  • Inventory
  • Collection of advanced rent and deposit
  • Transfer of keys

We will keep you informed every step of the way.  When using this service we will have your next tenant in residence – without the need for you to do anything yourself!

Fees: 50% of the first months rent or 250 (Whichever is the greater)


SERVICE THREE – FINDING TENANTS & RENT COLLECTION

Using service one & two you take over the management of the property once the tenant moves in.

Service three offers all the benefits of service one & two, but in addition we will collect the rent for you and pay it into your bank account promptly every month.  This is the ideal service if you will be away for long periods – or simply don’t want the hassle of collecting the rent.

With this service, you will derive a regular income from your property without any fuss whatsoever.

Fees: 7.5% of the monthly rent (in addition to the charge for service two)


SERVICE FOUR – FULL MANAGEMENT

Service four incorporates services one, two & three, plus total management of your property.

We carry out periodic inspections of the property in order to spot any potential problems – in advance.  We’ll also deal with any minor maintenance/repair problems as and when necessary.

At the end of the tenancy we will also carry out an inventory, and deal with all the administration.  We will also carry out any necessary cleaning and repairs.  Then we’ll find the next tenant for you too.

The Full Management Service will make the period of tenancy completely trouble free from start to finish.  It’s ideal if you want to generate an income from your property with almost zero involvement!

Fees: 10% of the monthly rent (in addition to the charge for service two). 7.5% for multiple properties.
